Well-considered storage spaces: where customised design comes into its own

I don't have a dressing room, I have an old-fashioned cupboard – and a small one at that – so I marvel at the rarefied nature of interior-designed spaces where bespoke cabinetry and luxury furnishings are the order of the day. I've seen velvet-lined drawers with sections for up to, oh, 20 pairs of sunglasses, open racking for enough shoes to make Carrie Bradshaw envious, and colour-coded hanging sections that wouldn't be out of place in an upmarket retail store.

Rosa Coy, director at Coy Yiontis Architects in Melbourne, is no stranger to the inventive creation of such spaces for her clients. In the instance above, the original living room at the front of a Federation house became the master bedroom and ensuite.

"Rather than dissect the space and compromise the heritage ceiling details, we decided to leave it as a singular space and insert a piece of custom furniture to act as bedhead and mask a robe area," says Coy. The blade wall in a dark-veneered timber conceals a generous walk-in wardrobe and beyond it a large ensuite, the door to which is hidden in the robe panelling. "Bedrooms are a high-use zone and, like any other space in the home, need to be functional as well as looking great," she adds. "Well-considered, customised storage is key to achieving this."

Rockford Home Show coming this weekend

CCLB approves animal shelter contract

Members of the Cocke County Legislative Body meeting Tuesday evening approved a contract with the Friends Animal Shelter for the balance of the fiscal year.

There had been ongoing discussion regarding funding for months and recently the county had been paying the shelter month-by-month. The current budget includes $100,000 for the current year.

Negotiations are continuing with the city of Newport and the Friends group regarding the city’s usage of the facility. The city is currently using a downtown location as a shelter.

The body also went on record opposing a bill pending in Nashville to approve medical marijuana.

State Rep. Jeremy Faison (R-Cosby) is sponsoring the legislation to give patients of certain illnesses the option to use marijuana as a treatment. A number of other states have already approved cannabis as a medical treatment.

Commissioner Robert Green argued such legalization would fly in the face of current federal law. He said he isn’t concerned about whether “it helps or not.”

Green went on to say federal law makes no provision for the medical use of marijuana and he pointed out federal law supersedes state law. He said the FDA has determined that marijuana “has a high potential for abuse.”

According to the commissioner, the Federal Drug Administration has been overseeing drug regulation since the beginning of the 20th century.

“In 1970 the FDA released a list of drugs under the Controlled Substances Act. It separates drugs into classifications based on abuse, risk and harm. Marijuana is a Class 1 drug with high risk and no counterbalancing benefit and is banned from medical practice,” Green said.

Green challenged his fellow commissioners saying, “Are we going to stand with the law or are we going to keep silent and sit on the sidelines?”

CLB Chair Clay Blazer in response pointed out the community faces a severe drug crisis, adding “We are facing an opioid epidemic as a result of FDA approved drugs.”

The chair said he does not have a particular position on medical marijuana but “looking at marijuana from a farming standpoint, it’s a natural substance and these opioids are not, yet we are prescribing them in doctor’s offices every day.”

“We’ve got a lot of ‘legal drugs’ that are destroying our communities, in a lot worse ways than marijuana is,” he told the body.

“I’m not sure the federal government always makes the best decisions and I think there are a lot of people who would agree with that.”

Commissioner Shalee Benson called for a delay on a vote until the issue could be better researched, pointing out the resolution was not included on the prepared agenda but was added by a commission vote. Still the body went on record by a vote of 8 to 3 to approve the resolution.

Recently a federal court threw out a lawsuit filed by former Cocke County Fire Chief William Smallwood against the county and Mayor Crystal Ottinger. The court held there is no provision in state law for a local civil service board.

Smallwood was fired by the mayor, who argued she had authority to hire and fire in the department because the fire civil service board is illegal.

The mayor last evening asked the commission to rescind a resolution passed in 2016 establishing the Cocke County Fire Civil Service Board, however, the commission rejected the request.

In other action, the body transferred $55,000 in the jail budget to pay for pending inmate medical costs.

They agreed to fund $4,000 toward Christmas lights to be displayed through downtown Newport.

Members agreed to apply for a $500,000 Community Development Block Grant to be used to put water to rural areas of the community.

Jan Dellinger was appointed to the Cocke County Library Board.

Members also gave Finance Manager Ann Bryant-Hurst a standing ovation in appreciation for her 15 years of service to Cocke County.

She is preparing to leave for a similar position in Hamblen County.

AN OTTOMAN OR STOOL

A low upholstered piece beside your bed introduces a soft element to enhance a serene bedroom retreat. Store bedside essentials on a sturdy tray, which can easily be moved if you need additional seating or a place to perch while putting on your shoes.

A PEDESTAL

As part of Pinterest’s Wedding Report 2018, the social media platform looked at the most popular wedding flower trends based on what users searched for and saved from January 2017 to January 2018. Below, take a look at the top five floral trends for 2018 for inspiration.

Potted Plants

Container gardens are all the rage in backyards and front porches, and for wedding days. Potted plants saw an increase of 782 percent year over year in search and saved pins. Instead of garlands down the aisle, try potted plants. Or, they also make a natural-inspired centerpiece that guests can take home and keep possibly for forever!

Suspended Flowers

Make your wedding venue look like the Hanging Gardens of Babylon by suspending flowers from the ceiling. Your guests will be transported into a whimsical and fairytale-like wonderland. The suspended flower trend saw an increase of 346 percent in search and saved pins.

Most weddings have a signature drink, so when you’re thinking about yours add some extra flair with a delicate flower garnish (some blooms are even edible!) Most floral cocktails are both refreshing and light, so it’s perfect to serve during a summer outdoor wedding.

Single-stem Proteas

Who says you have to have a big bouquet? While we love a lush arrangement, there’s something beautiful about a simple, single stem. Asda's unicorn garden gnome sells out overnight

Asda's new range of garden gnomes have gone down a storm with customers, with one particular design selling out in less than 12 hours.
The supermarket's fun range of gnomes are back for spring/summer, but the new collection, which launched last week, has been flying off the shelves.

And out of all the designs, it's the unicorn garden gnome that has sold out overnight.

"We have become well-known for our giant gnomes and we really enjoy coming up with new quirky designs every season," says Isabelle Wynne, outdoor buyer for Asda. "As well as the eccentric twist on the traditional gnome, this year we've introduced the unicorn, a favourite with our customers right now – and they are flying off the shelves."

For anyone fearing they've missed out, Asda confirm they've ordered extra stock of the mystical gnomes in order "to meet the unprecedented demand".

But is the demand of this unicorn gnome down to the resurgence of garden gnomes or more specifically, the unicorn trend?

Last year, Allyson Rees, senior editor of Retail Lifestyles at WGSN, discussed how unicorn products had been embraced globally, and largely, by millennials. "For the last several months, the world has been indulging in unicorn toast, unicorn cupcakes, and even unicorn Frappuccinos," she said. "People are sipping coffee out of unicorn mugs and resting their heads on unicorn pillows."

And as far as gnomes are concerned, they haven't always been considered as tasteful – the garden figurines still splits opinion today – and they were famously banned from displays at the Chelsea Flower Show. But last year, eBay reported an increase in sales of garden gnomes (by 42 per cent in April 2017) in their annual UK retail report.

You have to be the original owner, granted receiving it as a gift is totally acceptable.

So if you notice a crack or a chip in the enamel the next time you go to braise a chicken for dinner, just let the company know and they'll send you a brand-new item — no purchase necessary.

2. Think outside the box and use festive items that have color to glass jars or vases. These items could be faux carrots, grass, robin eggs, or even Easter candies.

Renting out your property? Follow these decorating tips

Turning your home — or your investment property — into short-term rental has skyrocketed in popularity.

It’s especially popular for homes that have a desirable location and many an amenity that should make for an alluring listing. Many homeowners are prepared for the grunt work required, such as DIY property management, maintenance and marketing.

But you may be overlooking a key ingredient that could lead to poor reviews and low leasing activity: esthetic appeal in the form of fresh furnishings and decor. Ignore these elements at your own peril, say the pros.

“It’s important to consider design and decor when listing your rental home, as most listings rely on good photographs, and visual positive first impressions make all the difference,” says Claudia McLaughlin, a Chicago-based interior designer and founder of CMF Transitional Organization. “Potential renters are looking for fresh, neutrally decorated and up-to-date interiors.”

Victoria Vajgrt, a professional organizer in Asheville, N.C., says most short-term renters are on vacation and desire a property that feels cozy and relaxing.

“If there are scuff marks on the walls, old throw pillows, an outdated light fixture or a dated shower head, it can make the place feel dirty and uncomfortable,” says Vajgrt.

What may look comfy and familiar to you — like your grandma’s hand-knitted throw draped across the couch, framed family photos peppered throughout the living room, or that comforter that’s kept you warm for 10 winters — may create a negative impression of cluttered, antiquated or worn-out living spaces.

That’s why it’s crucial to scrutinize your rental’s interiors and update where necessary before listing your property.

“We become blind to issues in our own homes, so have someone else walk through and give suggestions on updates needed,” says Sara Chiarilli, owner of Artful Conceptions in Tampa.

For best results on a tight budget, follow these tips:

—- Visit other vacation rental sites and look closely at listings within a 25-mile radius of your home to get decorating ideas. “Note descriptions, photographs and overall styles,” suggests Max Loskutnikov, chief design officer at Duncan Avenue Homes in Cornwall, N.Y.

— Add a fresh coat of neutral paint to the walls. “The paint color should be appropriate for the area; if it’s a beach home, think bright and colorful. If it’s a city home, opt for grays or monochromatic styles,” Chiarilli says.

— Minimize personal accessories. “Remove pictures of your family and photo albums, your children’s toys, DVD collections, baseball trophies and even your toothbrush,” Loskutnikov advises.

— Use battery-operated candles instead of real ones “to remove hazards and reduce your liability,” suggest Sarah Karakaian, designer/property manager with Columbus, Ohio-headquartered Nestrs, LLC.

— Choose neutral-colored minimal furnishings. “Go for better-quality sofas and upholstered furniture, which may last a decade, versus lower-quality furniture that needs to be replaced every couple of years. These can be easily updated with new throw pillows and throw blankets,” says Chiarilli.

— Select neutral lined drapery as a cost-effective, easy-to-clean treatment for all windows.

— Opt for white towels and sheets, a new toilet seat, and a new shower curtain and liner, and replace them promptly upon signs of wear.

— Regularly clean and, if necessary, replace your bedding. “Go with heavier comforters in winter and light quilts in the summer,” adds Chiarilli. Also, use tailored and starched bed skirts on each bed — “no ruffled bedskirts,” says McLaughlin.

— Don’t overlook the dinnerware. “Glassware and dishes should all match and be replaced if there’s any damage,” McLaughlin says.

“How much you should budget for a refresh depends on the space’s current condition,” says Karakaian, who recommends setting aside at least $1,000 every year or two for a quick facelift in a one-bedroom rental and at least $3,500 when it’s also time for new furnishings.

Lastly, “hire a cleaning team to clean your home each month to keep things looking fresh, and invest in a deep clean prior to the photo shoot for your rental listing,” McLaughlin says.
