Karl Lohnes: Decorating ideas to steal from your favourite hotel

June 30, 2018

How many times have you visited or seen a hotel and wished you could live there full-time (bellmen and all)?

The Walper Hotel's original wood floors, high ceilings, vintage-inspired etched wallpaper and tall windows evoke Victorian charm, while its updated furnishings, lighting and pops of primary colours appeal to the mid-century-modern design enthusiast. From $155 per night, www.walper.com MONwp

Last week, I wrote about giving your guest room the comforts of a five-star hotel. This week, I’ll show you how to find decor inspiration from the hotel rooms you visit on your travels this summer. As a decorating hound, I find inspiration in all the places I travel — not only the sights, but inside the hotel rooms.

How many times have you visited or seen a hotel and wished you could live there full-time (bellmen and all)? Well, travellers take note: the beauty of hotel rooms is in the details, and it’s yours for the taking.

One of my favourite places for inspiration right now is the Walper Hotel in Kitchener, Ont. It was built in 1893, but was recently renovated and decorated for the 21st century. The designers married old and new, retaining the historical character of a 125-year-old Victorian building but incorporating sleek mid-century-modern-style furnishings. The 92-room hotel (no two rooms are the same in layout or design) is striking a chord with the style-conscious traveller. Its compelling combination of old and new offers plenty of design lessons to bring home for a five-star feel. I’ve done a little shopping to help you bring Walper’s look home.

WALLPAPER: Designers joke that the layers of wallpaper in New York City’s old hotels are keeping the walls upright. No surprise — it has been one of the most important visual elements in hotel rooms for years.

Bring it home: Either keep your choice of wallpaper subtle (like a weathered marble-look) or create a focal wall with a paper so unique you won’t need artwork. Remember, always situate a focal wall in a bedroom behind the bed — but you knew that rule from my previous articles, right?

Journeys Bicycle Abstract Wall Mural (108″x 10′,6″) adds a grand-scale, Victorian charm. MONwp

FURNISHINGS: Most hotel rooms of substantial size have a small sofa or chair. Rarely used, they are a great place to throw your clothing or shopping bags.

Bring it home: If you have room in your bedroom, consider a chair with an airy, open design that won’t add visual clutter. An upholstered cocoon chair on a pedestal base (usually metal or wood) is a classic mid-century-modern-style piece that offers relaxing comfort but has a floating, airy look.

The BENARP Armchair fills the need for comfort and style at a fantastic price. $349, IKEA.com

LIGHTING: Hotel rooms today often hardwire hanging pendant lights into walls or ceilings instead of using table lamps, which take up precious space on desks and nightstands.

Bring it home: For ultimate comfort when reading in bed, the bottom of the pendant should be 40 to 48 inches off the floor.

The matte black Kenley Pendant shines 60s style with a touch of au courant gold for an elegant feel. $142, zonemaison.com

PAINT: Creating an environment with neutral colours is how designers give hotel rooms looks that last, but when you add pillows, a rug or a chair in a bold colour (as in the Walper Hotel room pictured), the space becomes memorable. I love the way the chair and matching door in this Walper room add pizzazz. When the shots of red begin to look tired, it’s easy to change the look with one new coloured accessory and some paint.

Bring it home: Interior doors, a mantel or oversized window frames are always great architectural features to bring forward by painting in a striking accent colour.

Beyond your guest room

When travelling this summer, get the most decor inspiration out of your hotel stay with these tips.

— Ask the hotel staff if they have any ‘signature suites’ to stay in. These are most often one-off decorated rooms that stand apart from the regular rooms offered.

— Once checked in, inquire about tours of the hotel (especially if large and stately). Is there a room the Queen would stay in? Is there an original apartment suite to tour?

— Hotel restaurants and cafés can also be a great source of decor inspiration that might lead to another hotel-inspired decorating project in your dining room.

Builder offers incentives on move-in-ready homes

June 23, 2018

KIRKLAND — Four homes are available for immediate move-in at Rosehaven at Bradford Place, where up to $50,000 in financial incentives are being offered by the builder, Toll Brothers.

This is the final weekend for the builder’s “Tour It, Love It, Make It Yours” campaign at Rosehaven at Bradford Place and 10 other communities: Alderbrook Lane, Bayview at Gig Harbor, Belvedere, Cedarcroft, Dawson Square, Marymoor Vistas, Overlook at Brookshire, Pinnacle at Inglewood Hill, Pipers Glen and Talon Ridge.

There are more than 20 move-in-ready home designs available, ranging from traditional to contemporary, with and without daylight basements, and with up to three-car garages, says Rita Pettit, community sales manager at Rosehaven at Bradford Place.

The Shoreline Contemporary is one of four available designs.
The Shoreline Contemporary is one of four available designs.

“This is a great opportunity to get into a brand-new home without having to compete with multiple offers and stress over extensive inspections,” she says. “For relocation buyers — and worn-out buyers who have been in multiple-offer situations and lost out — buying a new Toll Brothers home provides a lot of peace of mind.”

Home plans at Rosehaven at Bradford Place include the Sherman Farmhouse, the Sherman Contemporary, the Shoreline Shingle and the Shoreline Contemporary, which is featured in the community’s newly released model home.

“The Sherman features a beautiful four-bedroom design with an open kitchen and an incredible mud room or drop-zone area that’s very convenient for families,” says Pettit. “The Shoreline Contemporary is our model home that was just released for sale. There are so many luxury options including a curved staircase with a dramatic, modern iron railing. The furnishings and the accessories are even included in the purchase with no additional costs.”

The Shoreline Contemporary design features four bedrooms and a loft, 2.5 baths and 3,258 square feet of living space. It has modern interior finishes that mimic the home’s contemporary exterior.

The home has a two-tone kitchen with Wolf appliances, quartz countertops and an island with a waterfall edge. There is a custom-designed kitchen pantry and an open dining room with a striking chandelier and built-in wine rack.

The Shoreline Contemporary’s outdoor living area makes an impression as well, inviting homeowners to enjoy an alfresco entertaining lifestyle. It includes disappearing sliding doors that open to a covered patio with a two-sided fireplace.

“These are our last homes for sale and the final opportunity to get into a coveted location close to employment centers,” says Pettit. “Couple that with the financial incentives during the last weekend of the ‘Tour It, Love It, Make It Yours’ campaign and it’s a really unbeatable time to buy.”

An additional draw is Rosehaven at Bradford Place’s proximity to the vibrant downtowns of Kirkland and Redmond. The community is served by the Lake Washington School District and is walking distance to Lake Washington High School.

3 Ideas To Instantly Improve Your Bedroom Design

June 12, 2018

It’s a question that gets batted around a lot; ‘what’s the most important room in the house?’ Often, the answer is the kitchen or living room. The very fact that you’re reading this goes to show that perhaps your bedroom is not receiving the attention it so deserves, which is why its never the answer to the opening question. But, of all the rooms in your home, your bedroom is arguably the most personal.

Everyone likes the idea of refreshing a bedroom with new decorating ideas and breathing new life into a space. But you can’t always buy new furniture, you can’t create an entirely new layout and you can’t continuously follow trends. However, there are a number of small ways to refresh a feel of a bedroom with just a few subtle changes and a few key adjustments. With time and space-saving principles in mind, here is our guide to improving your bedroom interior design in three easy steps.

When it comes to small bedroom design ideas it pays to start in one place; colour palettes. Naturally, the colour white is an expansive and practical choice for small bedrooms. It keeps the space from looking too busy or boxed in. While white or lighter colour combinations combats the absence of sweeping walls or windows to brighten up the space. Of course, it pays to layer your whites with different textures and shapes to avoid the small bedroom feeling cold or void of personality. Which is why you should look to a singular statement piece of lighting to anchor the room.

Our choice, the Hem Matte Ivory Dusk Large Lamp, takes inspiration from the shapes and traditional Japanese rice paper lanterns which gives the Dusk an enchanting glow when darkness falls. The strong, graphic yet understated design provides a soft, cosy diffused light that will be sure to enhance any small bedroom with a little added character.

The way to add space to your bedroom is by paring it down to only include your favourite essentials. The focus of this space is undeniably the bed, so add texture to the bed with the help of a ZigZag Zurich Egyptian Cotton Duvet Set, and keep furniture pieces and accessories down to a minimum. Even better, use sleek, contemporary additional storage solutions such as the Normann Copenhagen Black Tablo Small Table. Not only does the table come fully assembled – which is something of a god send – but it’s also the perfect size to slot nicely alongside your bed and provide a little extra storage too. In fact, it’s the perfect place to add an additional bit of lighting, just at the Menu Concrete JWDA Table Lamp.

When it comes to adding the finishing touches to your bedroom you have to find a way to honour your own personality without making it look too unconventional, so put some thought into a range of some modern pieces alongside some vintage, classic pieces. Also, look to wool, leather, wood, cotton, velvet, glass, silk, ceramics and paper – all wonderfully, simple, natural materials that will add depth to your interior.

At a glance, you might mistake the Vifa Oslo Bluetooth Loudspeaker for actually being a speaker, which is a good as a reference point as any to want it in your bedroom. The Oslo features its own exclusive woollen textile covers designed by Kvadrat – ‘Europe’s leading manufacturer of design textiles’, that helps the speaker close the gap between style and substance. There is also an impressive amount of detail in its small, considered design. Despite its small, solid size, the Oslo offers a clear, sharp and powerful sound which comes with a stable Bluetooth link that’s easy to connect. As a nice little extra, the Oslo Loudspeaker also comes with an additional 3.5mm auxiliary cable to connect devices that don’t have Bluetooth.

When it comes to adding accessories and art into your bedroom design work to muted colour tones, look for simple monochrome prints and black and clear frames. As the basis of Scandinavian style is keeping things looking neutral and natural, statement prints will not only command attention in any living space but their subtle touches of colour and texture will be a great complement to a neutral interior. Thankfully, we have a wide range of Scandinavian art, prints and posters from the likes of PeytilAtelier CPHBy GarmiBycdesignOlle EksellKristina DamMogensen Lopez and more for you to decorate your walls with.

Now you’ve been equipped with the ‘3 ideas to instantly improve your bedroom design’ you can now begin to furnish your home with the latest OPUMO Lifestyle arrivals.

Home Décor: 5 Budget Friendly & Minimalist Bedroom Design Ideas

June 07, 2018

We often hear about minimalism in interior design, but not all of us know the philosophy behind the concept and the ways we can implement it in our homes. From a designer’s point of view, minimalism means achieving more with less, eliminating the clutter in our lives and creating comfortable spaces with as few items as possible.

Without giving up on the essential elements making the perfect home, minimalism means that we need a lot less than we imagine to be happy. Furthermore, minimalism means a shift from the consumeristic approach to life towards a simpler, more elegant one. It also means a cheaper lifestyle. Today, we will present you with five budget friendly and minimalist design ideas to revamp your bedroom and turn it into an aerated space of freedom and comfort.

1. Tow-Tone Bedroom in Contrasting Colors

When you want to create a minimalist bedroom on a budget, the first thing you need to do is choose the right color palette. Most minimalist bedrooms use monochrome designs – either sweet pastels, or crispy white. However, you can achieve a modern, classy look by mixing in white with black or navy blue.

You can simply change your bedpost in the dark, contrasting color of your choice and add balance with some floating shelves or bedside tables in the same color. Once you leave your walls white, the two-tone mix will suggest simple and sophisticated elegance.

2. Built-In Furniture and Floor Mattresses

The minimalist trend, coming from the Scandinavian approach to living in small spaces, expresses peoples’ desire to eliminate all clutter and debris that suffocates them. In other words, built-in furniture, modular furniture, and elements that occupy as little space as possible are all the rage right now.

Besides built-in furniture and wall-hung items, another trend you may consider in your budget friendly minimalist design is the use of floor mattresses instead of a classic bed.

Built with pragmatism and peoples’ needs in minds, these mattresses can become couches or lounge items. Floor mattresses take only minutes to unfold, so you can have a bed or a sofa whenever you need them. They take very little space of your floor and you can blend them easily in your room color scheme.

3. Bring in the Quiet, the Cool, and the Dark

Our bedrooms are not art galleries. They are our personal spaces of unwinding, resting, and self-pampering. One mistake many people do is make their bedrooms look like the ones on magazine covers, forgetting that people spend time and sleep in said bedrooms. Good, restful sleep means a cool temperature, perfect silence, and darkness. For your budget minimalist bedroom, you should consider therefore the following:

· Remove all noise-making elements from the bedroom, even if you do not use them at night. Do not install a TV in your bedroom, keep your wristwatch in the living room, and remove all ticking clocks. You will declutter and achieve the silence your brain needs to rest.

· Keep a cool, constant temperature. You can achieve this by programming your thermostat properly and by installing blackout drapes in the bedroom. They will play the double role of keeping the room cool and dark.

Since your bedroom has to be a cave of peace, you can begin your minimalist design by removing items from the room and keep only the ones you need, or the ones helping you sleep better. Then you can consider new color schemes and new modular furniture.

4. Keep the Lighting Simple

A shiny floor with white or light pastel built-in furniture is already a huge step towards minimalism. However, you and your bedroom need light. In such designs, light sources usually have thin profiles and have a clinical, naked aspect to them – no fancy chandeliers, no lamp decorations, and no eye-catching lampshades.

Moreover, you should only use a main source of light and a secondary one for reading at night. Both should come in straight, simple, no-fuss lines and designs. However, if you choose a fancy chandelier or lamp, make sure it is the only glamorous piece standing out in your minimalist design.

You should consider minimalist lamps a step forward towards better, healthier sleep. The less dust and household allergens you keep around, the better you will sleep.

5. Awesome Mirrors

Mirrors are your go-to choice for small spaces and your must-have for a small budget bedroom. If you eliminated all unnecessary items from your room and you only have a floor, a mattress, and a built-in dressing you mistake for the wall, then it is time to add the final touch: a full length leaning mirror. You cannot go more minimalist and classy than this.

RPW Design inspired by Hyde Park for Intercontinental London Park Lane's new Capital Suite

June 07, 2018

InterContinental London Park Lane launched The Capital Suite, the first business suite of its kind that allows various areas of the suite to be separated. The 335 square meter (3,606 square foot) suite created by RPW Design was inspired by Hyde Park, the nature and history surrounding the hotel and its location.

The Capital Suite has two private en suite bedrooms complemented by interconnecting living spaces that can be separated to ensure privacy for individual areas. The Capital Suite takes its name from the hotel’s setting in London. Paying homage to the historical site, rooms within the suite were named after the surrounding areas of Hamilton Place and the Wellington Arch, which once stood as the entrance to the capital city. The suite offers views of the Arch and Green Park.

RPW designers also used natural materials, such as leathers, stone and walnut timbers as a basis for the color schemes. Design touches contain homages to the Hyde Park, such as bespoke bronze handles evocative of tree branches for the cabinetry. Artwork and accessories draw on the park’s equine traditions and the historic location of the hotel. Bespoke stitching details of the plane, the tree that populates and represents London’s Royal Parks, were incorporated into the headboard design in The Hamilton Bedroom. The green landscape of the park inspired textures, patterns and themes within the carpet designs and artworks.

In the master bedroom, design touches include decorative bronze panels, that frame the bed by resembling windows with climbing foliage and songbirds. RPW Design worked with art consultant Peter Millard for the artworks that include the resin sculpture on the bathroom mirror.

A boardroom can be directly accessed through a private corridor, lift and entrance, and can be interconnected with the other rooms. On the opposite side, there is a private office and an additional meeting room, which can also be linked to the boardroom.
