Arrowhead Reserve provides choices for first-time buyers

While recent reports indicate first-time buyers are shying away from new home costs, Arrowhead Reserve provides affordable choices to make ownership possible. Arrowhead Reserve is a new neighborhood of single-family homes being developed by FL Star off Lake Trafford Road in Immokalee.

“There are excellent financing programs available for first-time homebuyers,” said Gary Hains, principal with FL Star Development, developer of Arrowhead Reserve. “And with prices among the lowest in the area for new construction, Arrowhead Reserve offers an affordable path to homeownership.”

In recent months loan guidelines have eased somewhat, and there are a number of special programs available specifically for first-time buyers.

For example, buyers may be able to qualify for loans that require less than a 20 percent down payment, or they may be able to qualify for an FHA mortgage with a credit score of only 590, a lower credit score than commonly available for most loans. Qualifying veterans of the armed services may also opt for a VA mortgage that requires no down payment and no penalty points on the mortgage.

“There are other programs designed for first-time buyers, including loans and grants that provide down payment assistance,” Hains said. “Our sales team has a mortgage officer available to help buyers sort through their options and assist them to select the program that best fills their needs. Sales at Arrowhead Reserve are handled by Eliva Nodel at David C. Brown Realty Inc. in Immokalee.”

Several move-in ready homes are nearing completion at Arrowhead Reserve, providing buyers the opportunity to take immediate advantage of low interest rates and current mortgage programs. The designs include the Casa Feliz, the Fiesta and the Fantasia.

The popular Casa Feliz includes three bedrooms and two full baths in 1,473 square feet. With a two-car garage and entryway accented with four columns, the Casa Feliz encompasses 1,975 total square feet. The Casa Feliz is priced from $179,900.

The Fiesta is a spacious three-bedroom-plus study design with 1,765 air-conditioned square feet. With a covered entry, spacious lanai and two-car garage, the home has a total of 2,505 square feet under roof. The Fiesta is priced from $199,900.

The Fantasia, the first four-bedroom design created especially for Arrowhead Reserve, offers four bedrooms and two full baths in 1,638 air-conditioned square feet. With lanai, covered entry and two-car garage, the home encompasses 2,273 total square feet under roof. The Fantasia is priced from $192,500.

“Of course, we have a selection of designs so buyers may pick the home that is perfect for their family,” Hains said. “The Girasol is a plan with three bedrooms and two baths in 1,297 air-conditioned square feet with pricing beginning at only $168,900. With a covered entryway and two-car garage, the home has a total of 1,711 square feet. The Girasol, which means 'sunflower,' was designed to meet the growing need for a modest single-family home at a price that is truly affordable.” 

Three- and four-bedroom designs are available at Arrowhead Reserve, ranging from1,297 air-conditioned square feet and a total of 1,711 square feet to 1,765 air-conditioned square feet and a total of 2,505 square feet. Quality construction is by FL Star Construction.
