New neighborhood in northeast offers nice homes, good values

Springtime is a great time to think about selling, moving or buying real estate. Home values have appreciated enough in the last few years to allow those who purchased 10 years ago to move up, downsize or simply find a different house without taking a bit hit on home values, and Saddle Gulch is a great new neighborhood in the northeast for buyers who want a good value.

Saddle Gulch is a small, 19-lot subdivision off 31 1/2 Road north of Patterson currently under construction with Pace Enterprises. The neighborhood connects with Saddle Rock, an earlier Pace subdivision, which allows prospective buyers to get a pretty good idea of what the completed new neighborhood will look like.

The first home to be completed at the subdivision has already gone under contract. It was on the MLS just two day before prospective buyers made the offer. The next home should be done by the end of April, and the next two will be finished at the end of May and June.

All of the homes planned so far for the subdivision are about 2,000 to 2,100 square feet, with four bedrooms, two bathrooms and a three-car garages. The homes are ranch-style, with generously-sized, quarter-acre lots that have allowed Pace to include RV parking at every lot.

In addition to being single-story homes, the homes are also designed to have no steps at all, making them a welcome respite for anyone pushing a stroller or for buyers who are hoping to find a home that will allow themselves to age in place sometime in the future.

Vernon Pace with Pace Enterprises designs each home to fit on its specific lot, so no two homes are replicas of each other. Most of the homes in the neighborhood, however, share common features inside and out, which gives the neighborhood a cohesive look.

All exteriors are stucco with stone accents. Inside, the homes have tile flooring in heavy traffic areas like the entryway and bathrooms, with wood laminate in the other common areas and carpet in the bedrooms. Floor plans are open, and there's often a split bedroom design, with the master on one side of the home and the other bedrooms on the other.

The home that will be complete at the end of April has one other room on the same side of the house as the master, which could be great for anyone with an infant or those who'd like to use one of the bedrooms as an office.

Master suites in the homes at Saddle Gulch include generous closets with built-in shelving and cabinetry, walk-in showers and a large soaker tub in the bath, along with two sinks and plenty of windows in the bedroom area, perhaps with an exterior door that leads to the back patio.

Pace includes a large, covered back patio on the homes, and thanks to the neighborhood's location, many of the homes have incredible views of Grand Mesa from the home or the patio. Other homes will have nice views of Mt. Garfield.

Kitchens in a Pace home have stainless steel appliances, with granite countertops, and a tile backsplash. Upgraded cabinetry is equipped with soft-close doors and pullout drawers. There's plenty of work and storage areas, with a walk-in pantry.

There is a perimeter fence around the entire neighborhood, and irrigation water is available for landscaping. Homeowners have four months after purchase to install front yard landscaping, per the HOA guidelines.

Mandy Rush with RE/MAX 4000 is the listing agent for all of the homes at Saddle Gulch. She won't be hosting an open house at the subdivision today, April 1, since it's Easter, but as the homes get complete, she will market more aggressively.
